New floor plans for homes priced from the mid $200s have been added to the pre-approved land/home package selection. Additionally, two spec homes are under construction and scheduled for completion in December.

Verdae announces new floor plans, breaks ground on two available homes in Ruskin Square

Ruskin Square at Hollingsworth Park, located just off Verdae Boulevard in the city of Greenville, is buzzing with new home construction activity. A flavorful blend of classic architecture, pedestrian and bike-friendly streets and a 20-acre park amenity are just a few attractive qualities that are converting home buyers to residents.

Designed as a custom-home community, Ruskin Square offers buyers the chance to build their dream home in a village-style setting. For those who prefer a simplified construction process, Verdae Development offers a group of pre-approved and pre-priced land and home packages.

“Selecting a piece of property and building a home can be overwhelming for some people,” stated Debra Baker, director of sales. “With our current resource of fifteen plans from multiple builders, many buyers find it easy to select a plan that not only meets the quality and architectural requirements of the neighborhood, but also a home that meets their needs and their budget. It has streamlined the process, increasing home sales and expediting home starts.”

The newest pre-approved land/home plans range from the upper $200,000s to the low $400,000s. Two of the designs are under construction and available for sale now. The Juliet plan, a three-bedroom, three and a half bath home, is being built with an all-brick exterior by Peery Homes at 31 Hollingsworth Drive and is priced at $416,500. The Cumberland Valley plan, with three bedrooms, two and a half baths, is being constructed by LS Homes at 103 Kimborough Street and includes upgraded interior features for the price of $307,900.

“We’ve been a builder within the community since the project was announced and I’ve had the pleasure to work with several customers here to build custom homes,” said Jon Peery, owner of Peery Homes. “In the past year, I’ve seen the pre-approved plan concept take off here, so I know it’s helpful to buyers. The new home that we’re building on Hollingsworth Drive (The Juliet) is a plan that has been constructed within Ruskin Square multiple times, but if you drive around I bet you will have a hard time picking the homes that match it.”

Buyers also appreciate the value that is offered in the collection of pre-priced plans. Several of the designs can be built for under $110 per square foot, including the land and an impressive list of quality construction features. With interest rates at record lows, the combination of a ready-to-build home package in a premium location is changing the landscape of Ruskin Square.

“We try very hard to maximize every inch of livable space to create a home that ‘lives well’ for each customer,” said Brian Lazarus, co-owner of LS Homes. “In a classic community like Ruskin Square, homes must also be architecturally authentic. The newest plans provided by LS Homes are a product of our collaboration with Allison Ramsey Architects to create distinctive home packages ranging from 2,000-3,200 sq. ft. and priced from $289,000-$356,300. The new plans are being received very well already.”

Community Highlights:

Pricing: from the mid $200,000s

Number of homes: 110

Square footage: no min/max

Amenities: Legacy Park (20-acres), fenced playground, walking/biking trails, sidewalks, pocket parks, maintenance-free lawns, Legacy Square (neighborhood retail district)

Public Schools: Pelham Road Elementary, Beck Academy Middle, J.L. Mann High

Directions: Take I-85 to Roper Mountain Road, stay straight on Roper Mountain Road, crossing Woodruff Road (becomes Verdae Boulevard). Turn right on Rocky Slope Road. Ruskin Square is on the left.

Cascades Verdae adds QuickWitz to Wellness Offerings
Advanced mental fitness program maximizes brain’s ability in midlife and beyond

GREENVILLE, S.C. (September 16, 2011) - Cacades Verdae, a premier retirement community located in Greenville, S.C., announced today a new partnership with Quickwitz, a brain fitness program designed to slow and possibly prevent mental decline.

QuickWitz is composed of hands-on, fun and interactive activities delivered by a certified QuickWitz coach. The multi-level activities are specifically designed to target the skills most commonly impacted by aging such as long- and short-term memory, processing speed, attention/concentration, logic and reasoning, and visualization.

In contrast to traditional brain fitness software which is largely delivered via computer software, QuickWitz uses certified coaches to create an interactive environment where participants test and train their brains along with their peers.

QuickWitz owner and creator Becky McLaughlin says the partnership is indicative of a broader national conversation about how to prevent and manage cognitive decline.

“With experts suggesting that maintaining lifelong intellectual engagement may help someone delay Alzheimer’s symptoms, older adults are making brain health a priority,” McLaughlin said. “We’re seeing a resulting demand from progressive senior living providers to add QuickWitz to their wellness programming.”

Cascades’ Executive Director Karen Nichols evaluated a number of programs before ultimately choosing QuickWitz.

“Our community offers a robust wellness program with the goal of improving both physical and mental health,” Nichols said. “We also believe that social interaction is key to living a higher quality of life and QuickWitz gave us the ability to deliver high quality programming with a social component.”

Cascades introduced the program in September, and the classes are quickly becoming among the most popular offered.

Annual event promotes healthy and active aging

GREENVILLE, S.C. (September 22, 2011) - Cascades Verdae, a premier retirement community located in Greenvlle, SC will celebrate its annual Wellness Week during Active Aging Week which runs from Monday, September 26 through Friday, September 30.
The week-long celebration is designed to bolster member participation in on-site wellness activities. During the week, business partners such as Genesis Rehabilitation and Rejuvenate Salon and Spa will host a variety of educational events for Members while Director of Member Services Halina Riddle introduces new exercise classes and partners with sister communities for outreach opportunities.

Riddle says the community is revamping its wellness offerings to keep up with increased demand from members.

“Over the last year, there has been a distinct shift in interest from vanity-driven exercise programs towards purpose-based programming that makes an impact on our members’ ability to remain independent as they age,” Riddle said. “Our programming has adapted this year to further tackle real-world outcome measures such as recovery time after a fall, improvements in balance, holistic management of chronic diseases and the ability to slow memory impairment through brain fitness.”

The new line-up of programming follows closely on the heels of successful parent program, C.L.I.M.B., which was recognized by the Assisted Living Federation of America in 2011 as the “Best of the Best” in the category of Resident Health and Wellness. C.L.I.M.B. is designed to improve lower-body strength which has a positive impact on the likelihood that an older adult will be able to maintain their independence as they age.

CITY OF GREENVILLE DEDICATES LEGACY PARK

Park becomes latest addition within City’s parks and recreation system

July 28, 2011 (Greenville SC) - The City of Greenville and Verdae Development, Inc. hosted a dedication ceremony this afternoon for Legacy Park, the newest public park addition within the City’s parks and recreation system. The dedication of the park is the result of a unique public/private partnership between the City and Verdae Development, Inc. that allowed for the investment of more than $3 million, without burdening tax payers with the initial capital funds outlay.

“Greenville is a community that places a high value on public parks and trails,” said City Parks and Recreation Director Dana Souza. “These spaces are so important to our overall wellness and quality of life, and Greenville residents spend a tremendous amount of time in public parks and on the trail system. We are very grateful to Verdae Development for entering into a unique agreement with the City of Greenville that developed Legacy Park, so it can be available to the residents of Greenville in perpetuity.”

Officially opened in 2008, Legacy Park was inspired by New York City’s Central Park, and captures the essence of a rural or country park in the midst of a busy city. The land used to develop the public park was originally owned by John D. Hollingsworth, a leader in the Greenville business community and textile industry. The 20-acre park features rolling greens, water features, colorful landscaping, children’s playgrounds and paved pathways ideal for walking, jogging and biking.

“In keeping with the spirit of benevolence that Mr. Hollingsworth demonstrated for our community, Legacy Park was created with the intention of it becoming a public park,” states Rick Sumerel, president and COO of Verdae Development, Inc. “This beautiful amenity sits at the heart of the Verdae project and will continue to serve, not only the current and future residents of Hollingsworth Park, but also visitors area wide. It’s here for all to enjoy.”

Legacy Park is a central component of the Verdae master plan that will eventually be enjoyed by thousands of residents who value a balanced lifestyle. Verdae has already welcomed multiple residential communities, a retirement village, a public golf course and more. Verdae’s community will also offer office and commercial space that will be comfortably integrated with the close-knit residential neighborhoods.

In celebration of the event, Verdae Development will host a free ice cream social for the public on Sunday, July 31 from 3 p.m. - 5 p.m. in Legacy Park.

Verdae Launches Development of Legacy Square with Contracts for Three New Commercial Buildings

Legacy Square is a planned neighborhood-scaled commercial district within Hollingsworth Park at Verdae

July 27, 2008 GREENVILLE (SC) - Verdae Development, Inc. has begun site preparation for phase one of Legacy Square, the planned neighborhood-scaled commercial district within Hollingsworth Park, and has pre-sold three of the seven available pad sites for professional office and retail use. The initial corner, located at the intersection of Rocky Slope Road and Legacy Park Road, will showcase wide sidewalks, inviting storefronts that face the street and parking behind the buildings. Holliday Dental, N&H Enterprises and Verdae Development have purchased sites and will construct the first three buildings, each privately-owned. Approximately 30,000 sq. ft. of commercial space is expected for phase one. Future phases of Legacy Square will be developed on the remaining corners, nearly 10 acres.

As identified in the Verdae master plan, Legacy Square will enhance the community by placing a blend of merchants and service providers within close proximity to residents and area customers.

“The master plan for Verdae defines the vision for the entire 1100-acre development, but market demand dictates the roll-out for each project,” said Rick Sumerel, president and COO of Verdae Development. “The activity we’ve seen throughout Hollingsworth Park suggested that the time was right to begin the neighborhood retail center. Having commitments for three new buildings before an official announcement, says that we’re off to a good start.”

About the New Buildings/Owners:

Site B: N&H Enterprises, a real estate management and development firm in Greenville, is constructing a two-story building and will relocate their office to the upper floor in early 2012. The ground floor (approximately 3800 sq. ft. of retail or restaurant space) will be available for lease.

Architect of Record: WGM Design
Builder of Record: Creative Builders

Site C: Verdae Development will relocate their corporate and sales offices to the second floor of their new building in spring of 2012. The first floor (approximately 3600 sq. ft. of retail or restaurant space) will be available for lease. A rooftop space, overlooking Legacy Park, will also be available for events.

Architect of Record: WGM Design
Builder of Record: Creative Builders

Construction for the first three buildings is set to begin in August. Verdae Development is currently marketing the remaining four pad sites of phase one.
